The Villa

You will arrive to find a modern 2-bedroomed single storey villa, furnished and decorated in a modern contemporary style yet still retaining a cretan feel. The villa comprises an open plan living/dining/kitchen area of approximately 35 sq. meters, two bedrooms both with en- suite facilities and small utility area all finished to a superb specification. The Villa boasts a magnificent landscaped roof terrace of over 88 sq. meters and front and rear terraces of 62 sq. meters combined.

Comfortably furnished lounge with all mod cons The main living area is furnished with comfortable stylish solid oak furniture and fittings. There are two large sofas, one of which converts to a double bed, coffee table, LCD flat-screen TV and DVD player with lots of DVDs for you and your family to enjoy. There is also an iPod dock music system and wifi access.

Comfortably furnished lounge with all mod cons The living room is air conditioned for your comfort, and sliding glass doors lead out to the poolside terrace which overlooks the swimming pools. On the shaded terrace, directly outside these doors there is a comfortable four seat sofa set with coffee table perfect for a relaxing beer or aperitif before dinner.

Fully equipped kitchen all mod cons Directly from the living area is the kitchen/dining area which is fully equipped with integrated appliances, stainless steel sink, hob and oven, and beautiful granite worktops. You will find a dishwasher, fridge freezer, coffee maker and microwave oven. Open any of the cupboards to find top quality cookware and crockery, so if you decide to eat in you have everything you need to prepare your meals whilst watching the sun set over the bay!

Al Fresco dining on the kitchen terrace The kitchen area has glass doors which lead out to the rear terrace which overlooks the bay and is furnished with a table and 4 chairs, perfect for breakfasts. In the dining area is a solid oak table and six leather chairs and adjacent to this is the utility area with washing machine and storage.

Main bedroom with king sized bed The main bedroom is furnished with a king sized bed and all the cupboard and drawer space you will need for your clothes and luggage. Air conditioning keeps the bedroom lovely and cool and you will find luxurious cotton sheets and towels provided for your stay.

Main bedroom rear terrace From the bedroom the glass doors lead out to the rear terrace which overlooks the bay. Sit here on the comfortable pod set and watch the sun rise with your early morning coffee or sit watching it set over the bay with a nightcap. This master bedroom boasts a fabulous family sized en-suite shower room with modern fittings.

Second bedroom with twin beds The second air conditioned bedroom is furnished with two single beds which are ideal for children, young adults or a second couple, again furnished with ample storage space and luxurious bedding and towels. This bedroom also boasts an en suite bathroom. From the bedroom the glass doors lead out to the front terrace which overlooks the pool. Here is also a comfortable pod set where you can sit to enjoy your early morning coffee or a nightcap. The lounge also has a double sofa bed that can be used for additional guests.

En-Suite bathroom The Main bedrooms en-suite bathroom features a huge family sized shower area which boasts a magnificent overhead shower with additional hand shower and features exquisite marble tiling and luxurious bathroom fittings with plenty of storage.

Second bedroom en-suite bathroom The en-suite bathroom to the second bedroom is again beautifully tiled and fitted with magnificent overhead shower and additional hand shower, the fittings and storage are of a similar standard to the main bedroom en-suite.

Roof terrace Leading from the front terrace is a staircase which takes you up to a magnificent roof terrace. The terrace is fully landscaped and tiled, with beautiful planting and soft lighting - the perfect spot for your evening meal and sundowners. A kitchen area is equipped with a Weber BBQ, sink, and a fridge will keep the wine and beer chilled.

Roof terrace To the front there is a built in seating area overlooking the bay, with comfortable cushions and a small table. There is also an area of built-in sun loungers for you to take full advantage of the sun. To the rear there is a dining table and chairs for six and four additional sunloungers. You will find the 360-degree panoramic view of the mountains and sea absolutely stunning, and we are sure this will be your favourite part of the villa.

Reservations made through this website are subject to availability - we will e-mail confirmation within 24 hours of receiving your booking request.

Prices are in British Pounds - non-Pound payments will be calculated at the prevailing market rate at the time of payment.

A non-refundable deposit of £250 per week is required to secure a booking, and the balance to be paid in full 8 weeks prior to departure.

If a cancellation is received within 8 weeks of arrival, the balance (excluding the deposit) will be refunded only if the property is re-let for the cancelled dates. In the event that you have to cancel, you may be able to reclaim your payment on your holiday insurance, but please check your level of cover.

We also request a refundable damages deposit of £150 payable with final payment. The villa will be checked on departure and your deposit will be refunded in full subject to there being no breakages or damage.

We reserve the right to cancel any booking providing written notice is given and any balance paid refunded. In the unlikely event that circumstances beyond our control, necessitate cancellation of the booking, we will refund any monies paid to the party leader. (Without interest, compensation or consequential loss of any kind).

Payment should be made by bank transfer - full details will be provided in the confirmation e-mail.

Where a refund is paid, it will only be paid back to the account from which the payment originated.

The Villa will be available for occupancy from 4:00pm on the date of arrival and must be vacated by 10:00am (prompt) on the day of departure.

The tenant agrees to keep the property and all fittings, furniture equipment and other contents in or on the property in a like state of repair and condition as at the commencement of the letting and will make good (or will arrange with us to make good) any damage, breakage, or loss that may occur during the period of letting.

For the comfort of all our guests, smoking is not permitted inside the property.

We will not be liable for any act, neglect or default on the part of any person nor any accident, damage, loss, injury, expense or inconvenience whether to person or property which the tenant or any other person may suffer or incur arising out of or in any way connected with the letting or resulting from any other cause whatsoever. We advise you to arrange your own insurance to cover yourselves and your personal belongings whilst staying at the property.

Unless otherwise stated, the rental of the property includes, rates, and insurance of the property. The property is equipped with crockery, cutlery, sheets, blankets and adequate cleaning equipment, linen and towels (not to be used as beach towels!).

Tenants are asked to leave the property clean and tidy and to ensure that they take all belongings with them. On changeover days there is only time for a superficial check and a general clean. We rely upon the goodwill of our guests whose co-operation we greatly appreciate.

The owners or their management company shall be allowed access at any reasonable time during your stay.

This conduct is subject to and shall be construed in accordance with the laws of England and all parties hereby submit to the exclusive jurisdiction of the English Courts.
